Frequently asked questions

How much stamp duty does a first-time buyer pay?

Nothing on the first £300,000, then 5% on the portion from £300,001 to £500,000. If the property costs more than £500,000, first-time buyer relief doesn't apply and standard rates are charged on the whole price.

What is the surcharge on second homes?

Buying an additional residential property adds 5 percentage points to every band, on top of standard rates. It applies to second homes and buy-to-lets costing £40,000 or more.

Does this calculator work for Scotland or Wales?

No — Scotland charges LBTT and Wales charges LTT, which have different bands. This calculator covers SDLT in England and Northern Ireland only.

When do I pay stamp duty?

Your solicitor normally files the return and pays HMRC on completion. The legal deadline is 14 days after completion.
